2 “With this acquisition, Mallplaza will consolidate its leadership in Colombia, reaching 10 cities, 13 shopping centers, and 460,000 sqm of GLA” Pablo Pulido CEO CEO’s Letter_ It is a great pleasure to share with you Mallplaza's results for this second quarter of 2026. This period was defined by our ability to execute our growth plan with speed and impact, always under the firm conviction that “going out is living” (“salir es vivir”), the guiding principle that inspires us to be a social catalyst for our communities. In line with our growth strategy, we achieved a transformational milestone with the successful closing of an agreement to acquire eight shopping centers currently operating under the Gran Plaza brand in Colombia. This transaction, with a Firm Value (EV) of COP 1,178 billion (USD 376 million) and a cap rate of 9.4%, will expand our presence in the city of Bogotá and strengthen our geographic diversification by reaching 5 new cities. As a result of this acquisition, approximately 180,000 sqm of GLA will be added, bringing our combined total in Colombia to more than 460,000 sqm (64% growth). This portfolio incorporates fully operational assets with room for future expansions, which will allow us to enhance their value proposition, capture synergies and increase productivity per square meter. In parallel with this strategic expansion, we posted a quarter of strong organic performance. At the regional level, we reached 2.36 million sqm of GLA and welcomed more than 95.8 million visits. We recorded Same Store Rent (SSR) growth of 5.5%, outpacing regional inflation. As a result, EBITDA reached CLP 140.3 billion (+9.6%), with an 80.6% margin. These results, achieved amid the ongoing transformation and expansion of our assets, demonstrate our execution capacity to sustain growth across the region. We are driving solid growth, backed by a portfolio of dominant urban centers Progress in executing our investment plan demonstrates that our strategic vision is backed by rigorous operational discipline. More than 50% of the plan is now formally committed to works already under construction. We are advancing the expansion and reconversion of strategic assets such as Mallplaza Trébol, Mallplaza Oeste, Mallplaza La Serena, Mallplaza Norte, Mallplaza Trujillo and Mallplaza Piura These interventions reflect our commitment to continuously transform ourselves in order to offer an increasingly attractive value proposition for people, firmly advancing our goal of raising the share of Tier A assets to more than 70% of our total GLA. We transform ourselves continuously so that our value proposition is attractive to people So that people can fully enjoy our spaces, we are accelerating the transformation of more than 1 million sqm of GLA in our portfolio, advancing and optimizing our value propositions with world-class standards. This reconversion is supported by solid commercial momentum, with 472 lease renewals and the opening of more than 156 new stores totaling 24,360 sqm. During this period, we strengthened our value proposition, understanding that entertainment and gathering are pillars of “going out is living.” We added more than 3,000 sqm dedicated to entertainment. In addition, at Mallplaza Los Dominicos we secured a long-term milestone that will transform its commercial offering with the arrival of the first PriceSmart to Chile in 2027. The strength of our urban centers allows us to generate adjacent businesses. These revenues, led by parking and advertising, maintained an upward trajectory with 26.7% growth versus the second quarter of the prior year. These results demonstrate the connection between strategic vision and execution as the engine of our transformation. Our people-centered vision allows us to integrate a differentiated value proposition and a brand with purpose. This is made possible by an outstanding and committed team together with a culture of innovation, in which the integration of AI into our processes stands out, leveraging operational efficiency and corporate agility. Looking ahead, we will continue advancing with speed to develop and consolidate our growth plan, securing our regional leadership and ensuring the creation of sustainable value for our stakeholders.

This flow excludes items that do not represent cash flow or that are non- recurring (other income and expenses by function) from the Income Statement. It does not include minority interest. The FFO per share calculation considers the total number of shares outstanding on the last business day of the period analyzed. Main variations: ▪ Financial income: Higher cash balance and returns. ▪ Current Taxes: Improved operating performance of the business, which translated into a higher taxable base. ▪ Higher indexation expense due to the impact of rising inflation (UF) on our indexed liabilities.
