4 FY 2023/2024 financial results | Deutsche Konsum REIT-AG Stable operational business / FFO impacted by higher debt costs Rental income decreased to 77.4 MEUR (down 2.9% y-o-y) – due to portfolio sales Net rental income slightly decreased to 48.0 MEUR (down 0.5% y-o-y), mainly due to portfolio sales FFO decreased by 5.2 MEUR to 28.0 MEUR (down 15.6% y-o-y) / FFO per share (undiluted) 0.80 EUR – driven by higher debt costs AFFO per share (undiluted) 0.44 EUR (up 40.1% y-o-y) – due to reduction in CAPEX investments by 9.6 MEUR compared to the prior year KPIs remain solid / LTV to be reduced in the next quarters LTV decreased to 57.2% (30 September 2023: 61.6%) – reduced mostly by repayments from property disposals proceeds EPRA NTA (fully diluted) per share 7.55 EUR (30 September 2023: 7.64 EUR) ICR above 3.3 x cash-based EBITDA Average weighted debt costs at 3.93% (including secured and unsecured debt) FFO guidance for the FY 2023/2024 confirmed FFO with 28.0 MEUR confirmed guidance (27 – 29 MEUR) Obotritia Capital repayments In FY 2023/24 Obotritia repaid 11.6 MEUR In October 2024, an agreement was signed whereupon Obotritiarepays an additional 38.0 MEUR until the end of 2024 – the total amount has been received Funds used to reduce debt: in October-November a total of 22.6 MEUR was repaid HIGHLIGHTS FY 2023/2024 FY 2023/2024 highlights and results Refinancing of maturing bonds finalized Bond refinancing of 145.9 MEUR was finalized in June 2024 – new debt instruments are secured and mature on 30 September 2025 60.0 MEUR of these new instruments were repaid in July 2024 (50.0MEUR) and November (10.0 MEUR) Debt reduction by about 88.6 MEUR (-14% YoY ), also from salesproceeds Sale of 14 properties with an annual rent of 5.5 MEUR was closed at the end of July at 78.3 MEUR PP Sale of 5 additional properties was notarized in May 2024; 4 closed, 1 remains, at 11.0 MEUR PP Further selective property disposals are under consideration, 3 are notarized

At DKR, our comprehensive environmental strategy revolves around upgrading heating systems, reducing energy demand in our buildings, and implementing robust energy management and reporting practices. ESG at DKR I Building Tomorrow: DKR's ESG Vision and Strategic Blueprint CO2 Upgrading Heating System Reducing Energy Demand through Refurbishments Water Conservation and Waste Reduction Carbon Emission Reduction and Reporting Biodiversity DKR Environmental Strategy Reducing emissions associated with heating system. Replacing heat boilers with heat pumps whenever economically viable. If heat pumps are not economically viable, then if available our assets will be connected to district heating system. Use of suitable levels of insulation for walls, and floors; glazing for windows; control of air infiltration; shading devices or solar control glazing. Measuring and reducing carbon emissions. The transparent reporting is crucial to communicate the improvements to our investors. The creation of habitat for native plant and insect species. Water conservation and waste reductions initiatives are planned to rise tenants' awareness regarding these crucial aspects of responsible building management.

These certificates, valid from 2021 to 2025, offset the gas consumption across our properties, demonstrating our proactive approach to combating climate change. Deployment of Electric Vehicle Charging Stations: DKR has equipped 148 locations with state-of-the-art rapid charging infrastructure for electric vehicles. In partnership with German energy supplier EnBW, we are installing up to 500 public charging points at high-traffic retail locations, all powered by 100% certified green electricity. He is in charge of DKRs investment strategy and the asset management. Prior to joining DKR, he worked at Obotritia Capital and KPMG. Alexander has more than 15 years real estate experience. In July 2017 Alexander was appointed as CIO. Alexander is personally and financially committed to DKR. Kyrill Turchaninov (CFO) Kyrill joined DKR in June 2024 and is responsible for Finance, Accounting and IR. Before joining DKR, he held several management positions in the finance department of real estate companies, such as CFO at Ziegert Immobilien Group.
