The underlying earnings per share was HK $ 1.05 ( 2025 : HK $ 0.63 ) . The increase in underlying profit was mainly attributable to a substantial increase in profit contribution from local property sales during the period , together with the attributable gain from the Government's resumption of certain land lots in the New Territories . During the first half of 2026 , the Group recorded a fair value loss of HK $ 981 million ( 2025 : HK $ 140 million ) after revaluation of the Group's completed investment properties and investment properties under development . This included the adjustments of cumulative changes in the fair value of disposed investment properties . After taking into account the fair value loss , the reported profit attributable to equity shareholders for the six months ended 30 June 2026 was HK $ 4,090 million , representing an increase of HK $ 1,182 million or 41 % from HK $ 2,908 million for the same period last year . The reported earnings per share was HK $ 0.84 ( 2025 : HK $ 0.60 ) . The Board has declared an interim dividend of HK $ 0.5 per share ( 2025 : HK $ 0.5 per share ) to shareholders whose names appear on the Register of Members of the Company on the record date , being Tuesday , 8 September 2026 , and such interim dividend will not be subject to any withholding tax in Hong Kong . 1
