Real Estate Lifestyle Healthcare ▪ Operational throughput remained stable, with outpatient visits reaching 2,178,958 in 1H26, while inpatient days and admissions stood at 502,570 days and 156,269 admissions, respectively. ▪ In 1H26, Siloam recorded revenue of IDR 5.23tn, reflecting a 11% YoY increase from 1H25. EBITDA rose by 18% YoY to IDR 1.54tn, with EBITDA margin maintained at a solid 29.5%. Real Estate and Lifestyle segments supported topline growth in 1H26 1H26 Business Performance Highlights ▪ 1H26 Marketing Sales reached IDR 3.7tn, achieving 62% of the FY26 target. This performance highlights sustained demand across affordable and mid-market landed housing in key regions. ▪ The continued development of Park Serpong progressed in 1H26 with the launch of Phase 7 & 8. In addition, Lippo Cikarang introduced QXYZ ph.6 & Imagi Collection during 1H26. Those projects are strategically focused on the affordable housing segment, addressing strong demand from end-users. ▪ Real Estate revenue declined 13% YoY to IDR 3.0tn, while EBITDA increased 18% YoY. EBITDA margin improved to 21% from 15% in the previous period, supported by operational efficiencies and effective execution. ▪ LPKR’s lifestyle segment recorded revenue of IDR 605bn in 1H26, down 8% YoY. Gross profit declined by 1% YoY to IDR 490bn, while EBITDA increased by 11% YoY to IDR 236bn. NPAT came in at IDR 131bn, compared with IDR 111bn in 1H25. ▪ Mall footfall averaged over 11.2 million visitors per month, marking a 1% YoY increase. Our mall business has recovered, with foot traffic increasing to ~11 million from ~7 million during COVID-19, approaching ~15 million pre-pandemic. We remain focused on optimizing operations and maintaining disciplined expansion. ▪ Average hotel room rates stable at IDR 638k, exceeding pre-pandemic levels, while occupancy is getting softer to an average of 54%.
