Good morning, and welcome to the 2026 annual stockholder meetings of FrontView REIT. I'm Pierre Revol, CFO of FrontView. It is my pleasure to welcome you here today for this meeting and to introduce Steve Preston, our Chairman of the Board, CEO, and President. Steve? Thank you, Pierre, and welcome everyone. Thank you for joining us today. We are excited to be hosting our virtual meeting, which allows us to be more inclusive and reach a greater number of our stockholders. We have stockholders attending via the web portal. Only validated stockholders may ask questions in the designated field on the web portal. In keeping with the digital approach to this year's meeting, it is now 10:01 A.M. Central Daylight Time on Wednesday, May 27, 2026, and this meeting is officially called to order. Now I would like to introduce the other members of the Board present today. Charles Fitzgerald. Charles has served as one of our directors since November 2025. Elizabeth Frank. Daniel has served as one of our directors since October 2024. Now it is my pleasure to introduce FrontView REIT, Inc's Corporate Secretary, Pierre Revol. Pierre will act as secretary of the meeting. I will turn to him now and for any procedural issues that may arise. Pierre? Thanks, Steve. We're also joined here today by our independent auditors. They will be available during the question and answer session after the meeting to respond to appropriate questions. Finally, the company has appointed Broadridge Financial Solutions to act as the inspector of elections. Bob Johnson from Broadridge is with us today and has taken the oath of inspector of elections earlier today. Commencement of the formal meeting. Please note that this meeting is being recorded. However, no one attending via the webcast or telephone is permitted to use any audio recording device. The board of directors fixed April 2, 2026 as a record date for determining stockholders entitled to vote at this meeting. An affidavit has been delivered attesting to the fact that either, one, a notice of internet availability of the notice of the meeting, the proxy statement, and the 2025 annual report to the stockholders. Two, the documents themselves were mailed on or about April 17th, 2026 to all stockholders as of the record date and will be incorporated into the minutes of this meeting. The stockholder list shows that as of the record date, there were 22,408,121 shares of common stock outstanding and entitled to vote at this meeting. We're informed by the Inspector of Election that there are represented in person or by proxy shares of common stock representing more than 16,322,742 votes, or approximately 72.84% of the voting power on the record date. Since this represents more than a majority of the voting power of all issued and outstanding stock entitled to vote on the record date, a quorum is presented for purposes of transacting business. I will present matters to be voted upon. Please note that we will give stockholders an opportunity to comment on the proposals themselves after all the proposals have been presented. Proposal one is the election of directors for election as directors to hold office until 2027 annual meeting of stockholders, or until their successors are duly elected and qualified. Proposal two is a ratification of appointment of KPMG LLP as the independent registered public accounting firm for the fiscal year ending December 31st, 2026. It is now 10:05 A.M. Central Time on May 27th, 2026 and the polls are open. Any stockholder who hasn't yet voted or wishes to change their vote may do so by clicking on the voting button on the web portal and following the instructions there. Stockholders who have sent in proxies or voted via telephone or internet and do not want to change their vote do not need to take any further action. I'll pause for a vote. Now that everyone has had the opportunity to vote, I now declare the polls for the 2026 annual stockholder meeting closed. We have been informed by the Inspector of Election that the preliminary vote report shows that the nominees for election to the board have been duly elected and the appointment of KPMG LLP has been ratified.
